Should You Wait for Interest Rates to Drop Before Buying a Home?

Quick answer: Waiting for interest rates to drop might be the right call for some buyers - but rates shouldn't be the only factor you weigh. Home prices and buyer competition can rise while you wait, and if rates do fall after you buy, you can usually refinance. The better question isn't "where are rates headed?" It's "am I financially ready, and does buying make sense for my life right now?"

"We're Just Going to Wait Until Rates Come Down"

This is one of the most common things I hear as a real estate agent working the metro Atlanta market.

And to be clear, that might genuinely be the right decision for you. But before you commit to waiting, it's worth asking yourself a few questions that go beyond the interest rate headlines.

3 Questions to Ask Before You Decide to Wait

1. What happens to home prices while you wait?

Interest rates aren't the only thing that moves. Home prices can climb during the time you spend on the sidelines, which can offset - or outweigh - any savings from a lower rate later.

2. What happens when more buyers come back to the market?

A lot of buyers are in the same "waiting for rates to drop" mindset. When rates do fall, many of them tend to jump back into the market at the same time.

3. What does more competition mean for you?

More buyers competing for the same homes usually means more bidding wars - and bidding wars tend to push prices higher, not lower.

The Good News: You Can Buy Now and Refinance Later

Here's the part people often overlook: if you buy now and rates drop later, refinancing is typically an option.

But if you wait and rates don't drop, or home prices rise in the meantime, there's no guarantee you'll come out ahead. You could end up paying more for the home itself and facing more competition for a smaller pool of listings.

So, Is Now a Good Time to Buy a House?

The best time to buy isn't dictated by the market. It's dictated by you...specifically, whether you're financially ready and whether buying fits where you are in life right now.

Ask yourself this: if mortgage rates dropped by 1% tomorrow, would you start house hunting? If the answer is yes, that tells you something important - you may already be ready, and rates are just the excuse you're waiting to hear.
