If you own a home here in Atlanta and need to sell now, or soon - you may have asked yourself, “I wonder how all this impacts the value of my home.”

Obviously, if you’re going to sell you want to make sure you sell for every dollar you can.  But as you know, our local and national economy has been severely impacted.

So, here’s what you need to know…

The biggest impact right now is the inventory on the market…the number of homes on the market.  The number of homes listed for sale is down about 14% over this time last year.

So, while inventory is lower than normal, you have less competition.  And with interest rates being at an all-time low, buyers are finding loans at a 50-year low.  It’s true that credit score requirements have risen, and that will impact some of your potential buyers, but loans are still available.

This is still creating a seller’s market opportunity throughout most of our price ranges.

What you need to keep in mind is once this passes, a flood of inventory will hit the market… Those sellers that couldn’t or didn’t want to sell during this time still need to sell, and that invisible supply of home will hit the market all at once.

And this will create more competition for home sellers to attract buyers.

So the question isn’t “how does all this impact the value of my home?”, because this isn’t a housing-driven crisis.  The question is “what is our current circumstance doing to inventory and how can I time selling with low competition?”

Well, one answer to getting your home sold and for top dollar is to employ a strategy called Target Marketing.  Target Marketing seeks out the most likely buyer for a home like yours, because you only want the buyers who truly would be interested in your home.

Think of it like this….when was the last time you saw a Rolls Royce commercial on TV?  Rolls Royce doesn’t market to the masses because not everyone can afford their car; they target their marketing to the people most likely to buy their product.  And you want to do the same thing.
